How do I know what rent will be paid on the property I am thinking of renting?

If your landlord is a Housing Association the rent they are charging is considered to be reasonable.

If you are interested in renting from a private landlord, you can have the rent being charged assessed by the Rent Service to see if it is reasonable or not, and then decide whether or not to take the tenancy.

To have a property assessed by the Rent Service you need to complete a Pre-Tenancy Determination form and hand it to any of our offices. You can get this form from any of our offices.

We fax the form to the Rent Service and within five working days they will send you a letter confirming if it is reasonable, and the maximum amount of rent which could be used when calculating your Housing Benefit.
