Shaping our future

Canterbury City Council is preparing a Local Development Framework (LDF)which sets out the blueprint for how our district will develop until 2026. This is a landmark project which will shape the future provision of housing, community and employment and we want you to be part of it.

An important part of the LDF is making sure that everyone has an opportunity to get involved and have their say. This document introduces one of the main parts of the LDF process, the Core
Strategy Options Report, and invites your views on this first stage.

What is an LDF?

An LDF is a collection of documents that guide planning and development of our towns, villages and countryside. It allows us to plan for the needs of our community over the coming years and
ensures that we have affordable housing and access to other facilities and employment opportunities. The process also takes into account other plans covering health, education and the environment that all have an important part to play in shaping where we live.

The LDF must sit alongside, and in some cases deliver, the government’s wider strategy for the south east, which sets out the main policies and development needs that we must meet,
particularly in relation to housing. For some issues, for example the number of extra houses for which we need to plan, we as the local council are legally obliged to implement the government’s directions. On other issues, we have choices.

  • Local Development Scheme
  • Statement of Community Involvement (SCI)
  • Sustainability Appraisal/Strategic Environmental Appraisal

Frequently asked questions

1

Why do we have to produce so much housing when there are currently many empty houses and difficulties in buying houses?

2

Instead of concentrating the development in south Canterbury, why not spread it around the city or in the wider district?

3

There is already a problem with lack of open space, access to health facilities and schooling, drainage and sewage capacity – won’t more houses make this worse?

4

If much of the district is protected as either natural habitats or agricultural use, where can new housing be built?

5

We already have plenty of housing allocated in our plans, why do we need to provide any more?
