Planning obligations for development in Special Protection Areas

This page explains the contributions that we ask developers to contribute towards to mitigate the impact of new development on protected sites.

Following significant decline for important bird species in Kent we have worked with Natural England to create Strategic Access Management and Monitoring Strategies (SAMMS) for protected sites.

You can find out if your site is in a protected area using our map search.

If your site is in the Strategic Access Management and Monitoring area then we can only agree to a proposed development if we know that it will not have a significant effect on the protected sites. You can demonstrate that your development will have no significant impact upon the protected sites by contributing towards the mitigation measures for these areas.

The contribution required towards the mitigation for new development in these areas is listed below.

Developer contributions in Special Protection Areas

The amount payable depends on the number of bedrooms proposed in the development, and the area (SPA) that your site is in. If your site is in both areas then you would need to pay a separate contribution for each SPA.

The contribution is only paid for new dwellings (including holiday homes), and is paid on the basis of the number of extra bedrooms being proposed for development.
